What is a Standard Home Staging Consultation?

I'm so glad you asked! Let's explore the 'what, who when, where, why & how' of our Standard Home Staging Consultation.


WHAT

An all-encompassing 90-minute "walk & talk" style consultation in which a professional home stager gives a home-seller feedback on what they can do to prepare their home for the market. This consultation reviews indoor & outdoor changes that should be made. There's an emphasis on appeal and making the best first impression to potential buyers in order to profit top dollar and minimize active days on market.

WHO

Any homeowner who is still living in the home until it sells or leases. Yes - we help with furnished leases, too! After your consultation, you'll have all the answers on what you need to do to prepare your home for the market. PS - It isn't just about furniture & decorating. We cover the not-so-fun stuff, too. Do your light bulbs work? Do your doors open/close properly? Do you need to upgrade that ceiling fan?


WHEN

The ideal time to have your consultation is about 2-4 weeks prior to listing your home. Remember, it's hard to look at your own home objectively, so you might overlook some key steps in preparations. You need enough time to meet with a stager (sometimes we are booked 1-2 weeks out), discuss the recommendations with your realtor, hire any necessary contractors/cleaners/etc, and then implement the changes that were suggested.

TIP: One of my top recommendations is window cleaning. You will not believe the change that this will make in the appearance of your home - inside and out. If you wait until the last minute, you might not be able to have your windows cleaned or make other necessary repairs. And it's like I always say....

WHERE

WHY

  • Staging helps potential buyers visualize a space. As a general rule, people are not very imaginative. It's hard to judge balance and scale in a vacant room. If you don't have the option of leaving furniture behind for staging, it's best to consult a stager who specializes in vacant homes (we have recommendations for those, too!).

  • A staged home typically spends less time on the market and sells for money, when priced correctly

  • You have nothing to lose by putting your best foot forward - well, other than your first impression! I almost feel nauseated when I hear a homeowner say, "Yeah, I'm just gonna put it on the market and see what happens. Austin is such a hot market, it doesn't matter anyway." - Regardless of the market, you have zero to lose and everything to gain (mortgage payments, increased days on market, delay of necessary repairs, I could go on..) by choosing not to make the best first impression.
